Sump pumps and crawl space water

When water is already under the house, it needs a way out. Here's how sump systems work and what to fix first.

Many Clarksville homes are built over crawl spaces. When the yard outside is saturated, water can seep through the foundation walls or rise up through the crawl space floor, and it stays there because there's nowhere lower for it to go. A sump pit at the low point, with a pump and a discharge line, lifts that water out and sends it away from the house.

Fix the outside first

A sump pump treats the symptom. If gutters overflow, downspouts dump at the foundation or the grade slopes toward the house, fixing those often cuts down the water under the house a lot. A good contractor will look outside before recommending a pump.

What's in a typical system?

  • A perimeter or interior drain that leads water to the sump pit
  • A pit with a lid and a pump sized for the water you're getting
  • A check valve and a discharge line that releases water well away from the house
  • A dedicated outlet, and in some cases a battery backup or high-water alarm

Signs you have a water problem under the house

  • Standing water or wet soil on the crawl space floor after rain
  • A musty smell inside the house
  • Sagging or damp insulation, or rust on ductwork and metal straps
  • Water stains or white mineral deposits on block foundation walls

Electrical and discharge questions

Ask who handles the wiring and whether any electrical work needs a permit. Ask where the discharge goes: it shouldn't empty right back against the foundation, onto a neighbor's lot or into a sinkhole, and it shouldn't be tied into a sanitary sewer line. In winter, make sure the outdoor end of the discharge can't freeze shut.

The contractor prices the job after walking the yard and seeing where the water comes from and where it can go. We don't quote prices, and any number given over the phone before a site visit is only a rough starting point.

Common questions

Do I need a vapor barrier too?

Often, but it's not a substitute for removing water. Ask whether the crawl space needs drainage, a vapor barrier, or both.

How do I know my sump pump still works?

Pour water into the pit and watch it turn on and empty. If it hums without pumping or runs constantly, have it checked.
